The latest report by Daft.ie, shows prices were up 3.7% in the 12 months to March - the lowest rate of price growth since March 2023.
At the same time in 2025, listed asking prices had an annual increase of 7.6%
According to the latest figures from the property listings website, shows the average asking average price of a three-bed semi-detached house in the first three months of the year was €435,000, rising to an average of €626,000 in Dublin.
Prices are now, on average, 42% higher than pre-Covid levels and 9% below the 'Celtic Tiger' peak in 2007.

In Dublin, the number of homes for sale was up 14%, with 3,071 second-hand homes actively for sale.
Author of the report, and economist with Trinity College Dublin, Ronan Lyons, said the latest figures show Ireland's housing market shows has entered a "noticeably different dynamic compared to recent years.
"While prices are still rising, the rate of increase has slowed across both listed and transaction price measures, marking the clearest sign yet of a market moving away from the acute overheating seen since the pandemic.
"However, this is not a uniform cooling, as a more nuanced pattern is emerging, with signs of stabilisation appearing first in urban markets".
