Two new reports show house prices are rising at the fastest rate in the past 10 years.
The latest figures, from Daft.ie, show asking prices are up 12% in the past year to an average of €357,851 between April and June this year.
This is a 40% increase since the start of the Covid-pandemic at in 2020.
In Dublin, house prices increased 12.3% in the past year, while the average increase for the rest of Leinster was 14.3%.

In other big cities, increases are in-line with the national average of 12.3% in the past year.
In Limerick city, asking prices rose by 12.8%, while in Galway city asking prices rose by 12.5%.
Asking prices rose more dramatically in Waterford city by 15.2% since last year, while there was a smaller rise in Cork city at 8.6%.
Meanwhile, the latest REA Average House Price Index shows the selling price of a second-hand three-bed, semi-detached house went up 10.3% in the past year to an average of €347,912.
Nationally, the prices of a semi-detached house rose almost 3% between April and June.
The index also shows first-time buyers in Dublin are turning to commuter counties in search of more affordable homes.
The analysis of selling prices of semi-detached houses in Dublin show price hikes have hit a 10-year high, with average selling prices up 9% in the past year to €572,693, which is an increase of €50,000.
The index also shows the price of a three-bed semi-detached home in Cork reached an average of €400,000 for the first time.
