There's been a strong increase in house prices outside the capital.

The latest report from property experts DAFT shows the average asking price nationally rose by 3-point-9 per cent this summer.

That means home buyers are now typically paying 205-thousand Euro - compared to 190-thousand this time last year.

But it's a different picture in Dublin where the average price fell by 1-point-4 per cent over the last three months.
