Number of Second Hand Homes Available to Buy Halved in 5 Years
The number of second-hand homes available to buy has halved since pre-covid levels.
A new report by daft.ie shows there were only 11,500 second-hand homes available to buy on December 1st 2025.
It's less than half the pre-Covid average of over 26,000.
Meanwhile, the average listed house price rose by 5.5% in 2025.
The cost of a three-bed, semi-detached home in the final quarter of last year was €423,000.
The lowest rise was seen in Dublin, where prices were up three point 1% year-on-year; but in Connacht-Ulster, prices rose by 11.6% during.
The typical gap between the initial listed price and the ultimate transaction price was 6.6% nationally.
Economist and author of the report, Ronan Lyons said, "When people are buying, they're buying an area as well as a home.
"If anything, the last 10-15 years have been a set of growing pains for the Irish economy as we've gone from status into growth over the last few decades".
