The Oireachtas Banking Inquiry has begun hearing evidence from Peter Nyberg, a Finnish professor who's already written a lengthy report on Ireland's crisis.
Mr Nyberg's told the committee that the property market was never likely to have the "soft landing" that many were predicting.
But he told the committee that the documents he used to compile his own report are now off-limits:
