A new report's predicting house prices could rise by 20 per cent, in real terms, over the next two years.

The research from the ESRI says strong economic growth and the slow pace of house building will fuel price costs.

But it says the Irish housing market is not overheating - and properties aren't over-priced compared to other countries.

Meanwhile, rents across the country have soared to a new all-time high of 12-hundred euro per month.

Latest figures from Daft.ie show the average price in Dublin now stands at 1,774 euro per month, an increase of over 12 per cent on the same time last year,

Cork experienced a jump of over 5 per cent, Galway, 9.8 per cent and Limerick rose by 10.9 per cent.

Author of the report Ronan Lyons says attempts by the government to curb rents don't seem to be working.
