Average rent is now more than €2,000 a month for the first time ever.
Rents have risen by an average of 3% across the country between January and March.
Latest figures from the property listings website, daft.ie, show the average open-market rent is now was €2,023 per month.
Advertised rents were 48% higher than before the Covid-19 pandemic, and are up €1,258 from a low of €765 recorded in 2011.
The cost of rent is rising more dramatically in cities outside Dublin, with Limerick city seeing increases of 20% in the past year.
Cork city saw increases of 14% in the past 12 months, while average rents for new tenancies were up by 13% in Galway, and 10% Galway and Cork cities seeing increases of 13% and 14%.
In the year to March, market rents rose by almost 6% in Dublin and by an average of 9% for the rest of the country.
